Edisto Sales & Rentals Realty Rental Policy
CHECK-IN TIME 4:00 PM
CHECK-OUT TIME 10:00 AM
RESERVATION CHARGES & PAYMENT OPTIONS: Charges include the rental rate, the reservation fee, the damage waiver, the departure cleaning fee, and any optional charges such as trip interruption insurance, pet fees, elevator-use fees, etc.
At the time of booking fifty percent of the Reservation Grand Total is due. Edisto Realty will cancel any booked reservation that has not been confirmed with a deposit by the tenth day from the date of booking. The remaining balance is due thirty days prior to check-in. Unpaid balances will be automatically processed to the credit card on file on the reservation arrival date.
Visa, MasterCard, Discover, American Express credit and debit cards are accepted with a 2% convenience fee. E-checks, Cashier Checks and Money Orders are accepted. . Personal checks are only accepted if received thirty days prior to check-in. Please include the reservation number on the check. Personal checks will not be accepted at the time of check-in. A $50 Service Fee will be charged for returned checks.
PROHIBITED GROUPS: It is the policy of Edisto Realty and our Homeowners to only allow rentals to family groups, married groups, and responsible adults over the age of 25. Proof of age is required. Anyone under the age of 25 and/or unrelated young people (high school/college groups, etc.) are prohibited from renting properties through Edisto Realty.
SPECIAL EVENTS: To host a “special event” at a rental property, the Guest must contact Edisto Realty directly for the specific terms of an event rental. “Special event” rentals will require an addition function fee and security deposit. Not all rental properties are available to host a “special event”.
Any reservation that is made under false pretenses will not be allowed access to the rental property and there will be no refund of any monies paid. Edisto Realty retains the right to evict at will. Edisto Realty does not rent to house parties.
MAXIMUM OCCUPANCY: The maximum number of people that may occupy any rental property is listed on the rental property listing on the Edisto Realty website. Exceeding this number at any point during the stay will result in immediate eviction and there will be no refund of any monies paid. Edisto Realty is authorized to remove the occupants and their belongings from the unit without necessity of any judicial process. Any occupant refusing to vacate the rental property for any reason, when told to vacate the rental property by Edisto Realty, shall be deemed to be a trespasser after notice.
ACCOMMODATIONS: Each rental property is privately owned and under contract with Edisto Realty to manage. The home is furnished and decorated to reflect the homeowner's tastes and needs. Specialty items will vary house to house. Edisto Realty is unable to add design items if the owners have elected not to provide these items as part of the property.
Rearranging furniture or taking furniture outside is not permitted. Do not take items from one home to the other if more than one home is rented. If furniture is moved and not returned to the original position a $200 Service Fee will be assessed to the renter. Most homes have a locked "Owner's Closet", please respect the owner's private areas. The Owner has furnished the rental property with basic needs for housekeeping, cooking, etc. Pillows, bedspreads (comforters), and mattress pads are provided.
Private Pools, community pools, elevators, and other special amenities will be maintained as well as possible, but their operation is not guaranteed. No refunds will be given due to operation failure.
CANCELLATION POLICY: The cancellation policy applies to any cancellation, regardless of the reason for cancellation. Please contact Edisto Realty as quickly as possible if it becomes necessary to cancel a reservation. If the property re-rents for the same length of time, and for the same rental amount, a refund will be issued excluding the Reservation Fee and optional Trip Interruption Insurance, if purchased. If payment is made with a check, a refund check will be issued for the refund. If a credit card was used for payment the refund amount will be returned to the card. If the property does not re-rent all monies paid are forfeited and become income for the property owner.
CHANGING A RESERVATION: Once a reservation is reserved and confirmed with the deposit payment, the obligation is to that specific property for the reserved dates. Reservations and funds paid may not be moved to another property or to other dates unless the original property and dates have re-rented and confirmed.
DAMAGE WAIVER: All reservations are subject to a non-refundable accidental Damage Waiver fee. The Damage Waiver is not an insurance policy, but is a non-refundable fee that will cover up to $1000 of accidental damage reported/disclosed to Edisto Realty during the occupancy. Unreported damages found upon inspection will void the Damage Waiver, and the full cost of repair or replacement becomes the responsibility of the Guest, and will be billed to the Guest. Accidental damage is defined as unintentional damage. The Damage Waiver does not cover pet damage that occurs in a pet friendly property.
PET POLICY: Unless otherwise noted, ABSOLUTELY NO PETS inside or outside of the rental property. Any guest who is found to have an undeclared pet on the premises of a pet-friendly rental property will be charged for the amount of the pet fee in addition to any applicable taxes. Any guest who is found to have a pet on the premises of a non-pet friendly rental property will be required to vacate the rental unit immediately and there will be no refund of any monies paid. ONLY DOGS ARE PERMITTED IN PET-FRIENDLY PROPERTIES.
The pet fee cannot be waived for Emotional Support Animals. Emotional Support Animals are only permitted in pet-friendly rental properties.
Service Animals (as defined by the Americans with Disabilities Act) are permitted in accordance with the law. Please contact Edisto Realty for details.
TRIP INTERRUPTION INSURANCE: Trip Interruption Insurance is available for purchase to cover monetary losses due to unexpected circumstances such as accident or illness, and includes coverage for mandatory hurricane evacuations. Trip Interruption Insurance must be added and paid for prior to payment of the remaining balance on the reservation, thirty days prior to check-in.
DISCLAIMER:
- Edisto Realty cannot guarantee the operation of heating or air conditioning, water heaters, television service, phone, internet & electric service, etc., but Edisto Realty will respond in a timely manner to ensure that service and/or appliance operation is restored. There will be no refunds or discounts for failures or issues.
- Remodeling, new construction, and home improvements continue yearround in our community. Neither Edisto Realty nor its Homeowners are responsible for informing a rental guest if the rental property is near a ‘construction site’, and no refunds or discounts will be given for rentals near such sites.
- If, by unforeseen circumstance the rental property becomes unavailable, Edisto Realty will contact the Guest immediately to discuss lodging alternatives. Edisto Realty will make every effort to find a property that will meet any vacation requirements (price range, size, location, etc.). However, Edisto Realty cannot be held responsible if there are no other suitable accommodations available for the selected vacation dates.
- Neither Edisto Realty nor the Homeowner can be held responsible for any ‘Act of God’ that would make the rental property or access to the Town of Edisto Beach unavailable for occupancy.
- Errors in the Edisto Realty Rental Guide, on www.edistorealty.com, or on any reservation form concerning the rental property, its amenities and/or description are subject to change without notice. Edisto Realty reserves all rights and no portion of any materials from said company may be reproduced in any form, or by any means, without the written permission of Edisto Realty. Rental property description and pictures are subject to change between time of booking and reservation dates.
TO WAIVE AND RELEASE, INDEMNIFY, HOLD HARMLESS and forever discharge Edisto Sales & Rentals Realty LLC and owners of the rental property and its members, agents, employees, officers, directors, affiliates, successors and assigns, of and from any and all claims, demands, debts, contracts, expenses, causes of action, lawsuits, damages, and liabilities, of every kind and nature, whether known or unknown, in law or equity, the Guest/Signee agrees: 1) The use of a swimming pool, hot tub, dock, pier, deck, porch, balcony or elevator may be considered inherently dangerous and may cause serious grievous injuries including bodily injury, damage to personal property and/or death. 2) The Guest, their children, heirs, assigns and next of kin waiver all claims for damages, injuries and death sustained to the Guest, their children and any minors for which the Guest is legally responsible or any member of his/her party. 3) To assume any risk, and take full responsibility and waive any claims of personal injury, death or damage to personal property associated with use of this property and its equipment in any manner, form or fashion. 4) to WAIVE AND RELEASE even after termination of the activities conducted on the premises whether by agreement, by operation of law, or otherwise.
CHECK IN/CHECK OUT POLICY:
Check in is at 4:00 pm. No rental home or condo will be available for check-in prior to 4:00 pm. If vacation plans require an early arrival at Edisto Beach, please contact our office for information on the check-in procedure. Please DO NOT go to the rental property prior to checking in at the office. Cars or people at the rental property will delay the cleaning and inspection services and may cause a late check in. If you plan to arrive after 5:00 pm, please contact Edisto Realty for late arrival instructions.
Check out is at 10:00 am. Return all keys to the Edisto Realty office. If you leave when the office is closed, keys may be placed in the Key Box on the front porch of the office. Check out instruction will be provided in the Arrival Packet.
LOST & FOUND: Any personal items left behind by the departing guest is not the responsibility of Edisto Realty, its staff, nor any subcontractor. Edisto Realty will not store found items.
REPAIRS & REFUNDS: Refunds will not made due to mechanical failure of equipment. Due to the remote location of Edisto, parts deliveries and repairs are frequently subject to delays. Any necessary repairs will be made as quickly as possible.
VACATION NECESSITIES:
Rental Houses – Linens, paper products, condiments, and cleaning supplies will not be furnished.
Rental Condominiums – Lines and towels will be furnished in 1 and 2 bedrooms condos. Guests will provide lines and towels in all other condos. Paper products, condiments, and cleaning supplies will not be furnished.
BEACH ACCESS: Edisto Beach has non-restricted public beach access. Each cross street (side street) has a direct access path to the beach. Parking is allowed along both sides of Palmetto Blvd, and in the beach parking areas. Please park with the direction of traffic and watch out for driveways, yellow curbs and fire hydrants.
Due to the constant change of the coastline, neither Edisto Realty nor our Homeowners can guarantee the amount of dry sand at any one location during high tide. Neither Edisto Realty nor our Homeowners can be responsible for beach accesses from any home (including but not limited to stairs, walkways, paths, etc.).
CAMPERS / TRAILERS / MOTORCYCLES / BOATS / GOLF CARTS:
Campers - The Town of Edisto Beach has an ordinance prohibiting any camper, motor homes from being hooked up to a rental property. Any motor home parked at a property cannot block a driveway and must be moved every 24 hours. Tents are not permitted in the yard of any rental home. Guests are not permitted to use a parked vehicle for lodging.
Boat/Utility Trailers - Trailers are only permitted at stand-alone houses. They are not permitted at condominiums. There are restrictions enforced by Wyndham Ocean Ridge, Bay Creek and The Retreat. Please contact Edisto Realty for additional information.
Motorcycles - Motorcycles are allowed at stand-alone houses and at Bay Creek Villas and The Retreat Villas. Wyndham Ocean Ridge will not allow a motorcycle in the resort.
Boats - Boats are allowed at all stand-alone houses. There are restrictions enforced by Wyndham Ocean Ridge, Bay Creek and The Retreat. Please call Edisto Realty for additional information.
Golf Carts - The Town of Edisto Beach and the State of South Carolina govern the operation of golf carts. Golf carts are restricted from traveling on Palmetto Blvd. One may cross Palmetto Blvd from any side street to reach a beach access. Golf carts are not allowed in Bay Creek Villas or Wyndham Ocean Ridge. All golf carts in Jeremy Cay must be electric carts. Low Speed Vehicles (LSVs) are subject to different regulations. By submitting a deposit to confirm a reservation, Guest agrees to the terms and conditions set forth in the Edisto Sales & Rentals Realty Rental Policy.
