ACCOMMODATIONS
Each rental property is privately owned and under contract with Edisto Realty to manage. The home is furnished and decorated to reflect the homeowner's tastes and needs. Specialty items will vary house to house. Edisto Realty is unable to add design items if the owners have elected not to provide these items as part of the property. Bring any items that you feel will make your vacation more enjoyable (beach chairs, beach towels, boogie boards, umbrellas, etc).
Rearranging furniture or taking furniture outside is not allowed. If you are renting more than one property, please do not take items from one home to the other. If furniture is moved and not returned to the original position a $200 moving fee will be assessed to the renter. Most homes have a locked "Owner's Closet", please respect the owner's private areas. The Owner has furnished the rental property with basic needs for housekeeping, cooking, etc. Pillows, bedspreads (comforters), and mattress pads are provided.
Rental Houses - Linens, paper products, condiments, and cleaning supplies are not furnished. Linens can be rented from Edisto Essentials (843-869-0951).
Rental Condos - Bay Creek, 2 BR Club Cottage, Driftwood, Oristo Lodge, Palmetto Walk condos have linens. 3BR Club Cottage, King Cotton, Magnolia Walk, Shelter Cove, and Summerwind villas will NOT have linens. Linens can be rented from Edisto Essentials (843-869-0951).
Private Pools, community pools, elevators, and other special amenities will be maintained as well as possible but their operation is not guaranteed. No refunds will be given due to operation failure.
AREA GROWTH
Construction and remodeling are always under way at Edisto Beach. Edisto Realty will not be responsible for any inconvenience that construction or renovations cause. Edisto Realty will not notify upcoming rental guests of construction activity near any rental property. Construction may also alter views from rental properties. No compensation or moves to other properties will be considered.
BEACH ACCESS
Edisto Beach has non-restricted public beach access. Each cross street (side street) has a direct access path to the beach. Parking is allowed along both sides of Palmetto Blvd, and in the beach parking areas. Please park with the direction of traffic and watch out for driveways, yellow curbs and fire hydrants. Handicap beach access is available at the following streets: Thistle (13), Marianne (16), Lybrand (17), Mitchell (19), Baynard (20), Eddings (21), Jenkins (22), Seabrook (23), Murray (24), Holmes (25), Loring (26), Laroche (27), Neptune (28), White Cap (30), Edisto (31), Mikell (32) and Ebb Tide (35).

The Edisto Beach Fire Department has a limited number of beach friendly wheelchairs available on a first come, first served basis. Please call 843-869-2505 for additional information.
Due to the constant change of the coastline, neither Edisto Realty nor the homeowners can guarantee the amount of dry sand at any one location during high tide. Nor can Edisto Realty or the homeowner be responsible for beach accesses from any home (including but not limited to stairs, walkways, paths, etc.).
BUSINESS SERVICES
Business services such as fax and copy are available to our rental guests. Copies and faxes are 25 cents per page. The Fax number is 843-869-1830.
CAMPERS / TRAILERS / MOTORCYCLES / BOATS / GOLF CARTS
Campers - The Town of Edisto Beach has an ordinance prohibiting any camper, motor homes from being hooked up to a rental property. Any motor home parked at a property cannot block a driveway and must be moved every 24 hrs. Tents are not allowed in the yard of any rental home. Guests are also not allowed to use a parked vehicle for lodging.
Boat/Utility Trailers - Trailers are allowed at beach houses only. There are restrictions enforced by Wyndham Ocean Ridge, Bay Creek and The Retreat. Please call Edisto Realty for additional information.
Motorcycles - Motorcycles are allowed at beach houses and at Bay Creek Villas and The Retreat Villas. Wyndham Ocean Ridge will not allow a motorcycle in the resort.
Boats - Boats are allowed at all beach houses. There are restrictions enforced by Wyndham Ocean Ridge, Bay Creek and The Retreat. Please call Edisto Realty for additional information.
Golf Carts - The Town of Edisto Beach and the State of South Carolina govern the operation of golf carts. Golf carts are restricted from traveling on Palmetto Blvd. You may cross Palmetto Blvd. from any side street to reach a beach access. Golf carts are not allowed in Bay Creek Villas or Wyndham Ocean Ridge. All golf carts in Jeremy Cay must be electric carts. CANCELLATIONS
Unconfirmed Reservations - Edisto Realty will cancel any booked reservation that has not been confirmed with a deposit by the 10th day from the date of booking. A Cancellation Notice will be sent by mail or e-mail.
CELL PHONE SERVICE
Cell phone service is improving on Edisto Island. New towers have been installed and most services have adequate reception.
CLEANING
Homes – Upon departure, it is the responsibility of the renter to leave the home neat and tidy. Please take out all trash, empty the refrigerator and load and start the dishwasher.
Condos - Upon departure, it is the responsibility of the renter to leave the home neat and tidy. Please take out all trash, empty the refrigerator and load and start the dishwasher. Please remove linens from beds and stack all dirty linens in a pile.
CONDITION OF PROPERTY
Every effort has been made to ensure that our descriptions of the property, amenities and the distance to ocean accesses are accurate. However, we cannot be held responsible for changes made by owners in furnishing or equipment, inaccurate descriptions, distance to ocean errors, or printing errors.
EMERGENCY PAGE
Any after-hours emergency can be directed to the Emergency pager until 10:00PM. Dial 1-800-868-5398 or 843-869-2527 and follow the prompts.
The after-hours pager is for true emergencies. TV or internet issues will be addressed during our normal business hours.
FAIR HOUSING
Edisto Realty adheres to the Fair Housing Act.
FAMILY GROUPS ONLY
The policy of Edisto Realty and our Homeowners is that we only allow rentals to "Family Groups". Edisto Beach is a very family oriented vacation area with restaurants and attractions geared toward family fun. Our policy states that "Edisto Realty will only rent to family groups, married groups, responsible adults over the age of 25 (proof of age is required). Anyone under the age of 25 and/or unrelated young people (high school students, college/fraternity/sorority groups) are prohibited from renting through Edisto Realty. Edisto Realty does not rent for "prom weekends" or high school spring breaks, whether chaperoned or not. Any reservation that has been made under false pretense will not be granted access or will be evicted and there will be no refunds of any monies paid.
HOUSE PARTIES
Edisto Beach is a family beach. Should a house party occupy a rental, they will be asked to leave. No refund will be given. We reserve the right to refuse/refund a deposit, refuse admittance and/or discontinue occupancy if, in our opinion, the tenant is detrimental to the property.
GRILLS
No Grilling is allowed on any deck/porch. Designated areas, driveways, and yards are best suited for grilling.
HANDICAP-FRIENDLY RENTALS
Edisto Realty has a handful of rentals that are handicap friendly. Some are equipped with an elevator. None of these rentals are completely ADA approved. When calling, please inform your reservationist if you have any special needs.
HELPFUL HINTS
We recommend bringing an ice chest for your cold beverages and foods. A common complaint is that refrigerators are not working properly. 99% of the time, the refrigerator has been packed with warm drinks and food; then opened every 15 minutes or so before it has time to cool the contents. It is wise to bring plastic garbage bags, beach chairs, beach blankets, and any special cookware that you may need. All houses are equipped for simple cooking.
HURRICANE EVACUATIONS
Should the Town of Edisto Beach request an evacuation please follow these guidelines (1) Remove all personal items from the property (2) Clean as required and remove all food (3) Place porch/patio furniture inside or secure as much as possible (4) Lock all windows, close blinds and curtains (5) Secure outside trashcans and doors (6) Double check to make sure all doors are locked (7) Return keys to Edisto Realty. Please refer to the checklist provided in the information booklet in you check in packet.
INTERNET SERVICE
Many homeowners are choosing to provide internet access in their homes. Please understand that due to the unique nature of our Barrier Island maintaining this access can be a challenge. For your convenience troubleshooting advice will be posted in the property, but many times restoring service will require that Edisto Realty or the homeowner call the service provider to restore connection. Edisto Realty will not be responsible for restoring internet service in rental properties. It is strongly recommended that you bring a "mobile hotspot" device with you especially if internet access is critical during your stay. Rental Guests are not permitted to change set-up or passwords on any provided service. No refunds will be considered due to the failure of internet service in rental properties. Community hot spots are available at several local businesses. The after-hours pager is for true emergencies. TV or internet issues will be addressed during our normal business hours.
KEYS / GATE CARDS / GATE CODES
Each Welcome Packet will have 2 keys to the property. Rental properties in Jeremy Cay will also be assigned one (1) gate card. If the gate card is not returned at checkout, $50 will be charged to your reservation. Bay Creek Villas and The Retreat Villas have a gate and the pass code will be provided in your Welcome Packet.
LINENS FOR RENTAL HOMES
Unless specifically noted otherwise, rental homes are not equipped with linens. Please plan to bring your own bed sheets, bath towels and all paper products. Homes have mattress pads, pillows, bed covers and blankets. Edisto Essentials provides rental linens by calling 843-869-0951
LOCKED CLOSETS
Locked closets contain owner's personal property. Please respect these locked closets, cabinets, or rooms. They are not included as part of your rental.
LOCK OUT POLICY
In the event a Guest is locked out of the rental property after business hours, you are asked to call 843-869-2527, follow the prompts for "After Hours Emergency Pager" until 10pm. There is a $50 charge for this service and the credit card on file will be charged.
LOST AND FOUND
Edisto Realty cannot be held responsible for items left in homes or villas. Please double check for all personal items prior to departure.
Any personal items left by the departing guest are not the responsibility of Edisto Realty or any sub-contractor. If an item is found and is in a reasonable shape, quantity, size, and can fit inside standard packaging, the items will be returned by the US Post Office. The cost of postage plus a $20 Handling Fee will be charged to your rental account. Edisto Realty will return the items at their convenience and will not be held liable for any item that has been mailed. Edisto Realty will not store any item until your next visit. Unclaimed items turned into our office will be donated to a local charity.
MAINTENANCE ISSUES/ REFUNDS
All maintenance problems in a home or villa will be handled in a timely and professional manner with priority given to some repairs. Please report any inoperative equipment to Edisto Realty promptly. Edisto Realty will make every reasonable effort to have the problem corrected. Under no circumstances will there be a reduction of rent or refund for mechanical failure of air conditioning, heating unit, dishwasher, elevator, washer, dryer, TV, INTERNET, blender, toaster, or other appliance. While rare, private and community pools are subject to temporary closing due to extenuating circumstances. No refunds or rent reductions will be given if this occurs. There are no refunds due to weather, jellyfish, caterpillars, lovebugs, mosquitoes, etc.
MAINTENANCE BY TENANT
The renter will comply with all laws and keep the premises clean and safe as possible. Disposal of all garbage and the proper use of outdoor trashcans are required. Keep the plumbing free of toys and other foreign items. Please notify Edisto Realty of any damages or problems.
Do NOT flush any types of “flushable wipes” down the toilet.
MESSAGES / MAIL
There is no local mail delivery, FEDEX, UPS, etc. to any Edisto Realty rental property. You may have mail sent to our office address, Your Name C/O Edisto Realty 1405 Palmetto Blvd, Edisto Beach, SC 29438, which may be picked up at our office during normal business hours. Edisto Realty will only deliver a message in the case of an emergency.
NON SMOKING UNIT
All homes and villas on the Edisto Realty rental program are Non-Smoking. This includes porches, decks and under the house. Smoking is only permitted in the yard. Please remove all cigarette butts from the grounds.
PARKING
Each rental property provides adequate parking for the property. Please refrain from parking on grass. Damage to the yard/grass, sprinkler systems and septic systems will be the responsibility of the Rental Guest. Parking is allowed on all streets, including Palmetto Blvd. Please watch driveways and fire hydrants, and please park with the flow of traffic.
Bay Creek Villas - Parking is limited to two vehicles per villa and is in the open area, and not under the building. Boats/Trailers/Golf Carts are not allowed with the gated parking area.
Ocean Villas - 1208 Palmetto Blvd - The entrance to this rental property is adjacent to a Beach Access.
Wyndham Ocean Ridge Resort - Whether a home or villa, there is parking for 2 vehicles. Parking on the streets, yards or common areas is not allowed and strictly enforced.
The Retreat Villas - Located off Jungle Road, the driveway is gated and a code is necessary for access. A private beach path from the middle of the parking lot to Palmetto Blvd is available for all guests. Parking is not limited with plenty of room for boats and golf carts.
PERSONAL ITEMS

RESERVATIONS FOR NEXT YEAR
The repeat guest is a valuable asset to both Edisto Realty and the Homeowner. If you wish to rent the same home again next year for the same corresponding dates, you must fill out the form in your Welcome Packet and bring it to Edisto Realty before you leave Edisto Beach. All advanced reservations are for a full week. Payment of the Advance Reservation Fee must accompany the request form. Current guests have first priority to reserve the same vacation home for next year. If the tenant leaves Edisto at the end of the rental week without reserving for the following year, the property is on a first come, first serve basis. An Advance Reservation Fee in no way guarantees the availability of the property or the rental rate for the following year. Once homeowners have renewed their Rental Management Agreement for the following year a Deposit Request packet will be sent. Payment of the Rental Deposit at that time will confirm the reservation. Edisto Realty cannot make adjustments to "your week" as calendar day's change each year. Rental dates will reflect calendar date, not the number of the week in the month. Homeowners have priority over all rental guests.
RIGHT OF ENTRY
Edisto Realty employees, or their representatives, reserve the right to enter the premises during your rental stay to make necessary repairs or for the purpose of inspection.
SALE OF PROPERTY
Edisto Beach is a very popular area for Real Estate sales. If the property you have rented is listed For Sale, a local real estate agent may wish to show the house. The availability of showing times/days is your choice. A showing should take just a few minutes, and the property can be "as is" to ensure as little disturbance to your vacation as possible. Should a rental property sell, Edisto Realty will work closely with the Buyer to determine the future rental status. Should a property no longer be available for rent, Edisto Realty will call you to discuss other rental options.
SUBSTITUTION OF RENTAL PROPERTY
If a confirmed reservation's rental home becomes unavailable for any reason whatsoever, Edisto Realty will inform the Guest as soon as possible. Edisto Realty will make suggestions of properties that would be available for the same time. Properties that are more expensive will be the obligation of the renter.
TRASH PICK UP
Rollout carts are provided at every rental unit. Please make sure that all trash is inside the receptacle and carts are rolled to the curb for collection. The Town of Edisto maintains a transfer station on Holmes St for overflow trash and recyclables. Call 843-869-2505 for hours of operation. Trash pickup is on Monday and Friday from the first week in April thru the last week of October. Trash pick will then move to Monday only beginning the last week of October thru the third week of March. Please check channel 2 on local Comcast for additional information. Villas have trash containers located at each building. Some cans are located inside trash boxes. Please do not leave trash outside these collection boxes. Wyndham Ocean Ridge Trash Pick Up for homes is Monday & Thursday (April to September) and then Monday (November to March).
WHO OWNS THE RENTAL PROPERTY
Each rental property that is managed by Edisto Realty is privately owned and reflects each the homeowner's personal taste in decor and furnishings. Normally each rental property will have a locked closet or area that is private for the homeowner's personal use. Please respect these areas. As Agents for the Homeowner, Edisto Realty will, to the best of our ability, describe each rental property to reflect a true picture of the property. Edisto Realty’s web-site (www.edistorealty.com), includes individual pictures of each room, exteriors of the property, screened porches, sundecks, and views. All information supplied is correct at the time of publishing; however, unpublished homeowner changes to furnishings, sleep arrangements, or renovations can result in changes to the property. Every effort will be made to notify confirmed reservations of these changes. Refunds will not be issued if the homeowner changes furnishings or bedding.
Most properties will have a locked closet or a private area for homeowner personal use.
The homeowner has determined occupancy of each rental property. (If you exceed the allowable number of guests in the rental property, you will be asked to leave and forfeit all monies paid.)
WYNDHAM OCEAN RIDGE
Edisto Realty manages villas and homes within the resort as well as several homes outside the main resort area. A car pass must be displayed on your dashboard at all times. Parking is limited in villa areas. No motorcycles, trailers, boats, RVs or golf carts are allowed within the resort. Use of all recreational amenities requires a paid pass and must be purchased from Wyndham. Check with the Recreation Department for details. Their number is 843-631-0686.
